Is building at cost a good real estate investment?+
If you build to rent or sell, starting below what a builder would charge gives you equity from day one and a stronger margin when you rent or sell. We estimate that difference at around 20–30%, but the market sets the final number. In your Strategy Session we review the numbers for your specific lot and city.
How much can I save vs. a home builder?+
Building at cost saves you money because the builder's profit margin is never added on top. We estimate the savings at around 20–30% compared with buying the same new home from a traditional builder, even after our fixed fee, but it's a range, not a promise: depending on the market and your project, it can be lower or higher. In your Strategy Session we run the numbers for your case.
How do you get paid?+
One fixed fee, never a percentage of your build, paid in 4 equal milestones: at signing, when the foundation slab is poured, when the roof is sheathed and at keys. Since our fee doesn't grow with your budget, we're on your side of every decision.
How long does it take to build a house in Florida?+
About 7 months from permit approval to keys, with a buffer already built in for weather, hurricane season and material delays. Permit times depend on your city or county, so we never promise those.
Can you build on my lot?+
Yes. We build single-story homes on your lot anywhere from Jupiter to Melbourne, FL. Don't have one yet? We help you find and vet the right lot before you buy.
Do I need to meet you in person?+
No. Your Strategy Session is a 30-minute video call, so you can join from anywhere, even if you live out of state or abroad. We build from Jupiter to Melbourne, FL; you can invest from wherever you are.
Can I build with you if I live out of state or abroad?+
Yes. Our whole process is digital. If you need house plans, they can be designed, signed and sealed digitally by a licensed engineer. You sign contracts electronically, and the documents the city or county requires from the owner are notarized online; we submit them to the jurisdiction for you. During the build, you see every report in your investor portal from your computer or phone and watch live cameras on site: one covers the lot from the foundation onward, and once the exterior cladding is done, a second one inside focuses on the kitchen, where you'll see the biggest transformation.
What is a construction manager (owner's representative)?+
A construction manager works on your side. Instead of a home builder selling you a finished house with its margin included, we plan, hire and supervise every subcontractor for you, and only pay them after we approve their work. You pay the real cost of materials and labor.
How much does it cost to build a house in Florida?+
It depends on your lot, your plan and the finishes you choose. In your Strategy Session we break down the real cost to build — materials and labor, line by line — so you decide with numbers, not guesses.
Do I need to be an owner-builder in Florida?+
No. You keep the savings of building your own house without having to manage the permits, the trades or the site yourself. That's our job.
Can I use a construction loan?+
Yes. You can use a construction loan in Florida or other financing, as long as funds are available to pay each stage as the project moves forward.
